Our comprehensive commercial Property Condition Assessment (PCA) Services with enhanced physical condition and deficiency correction report with property history and research plus an abbreviated accessibility survey.
This inspection is geared towards identifying immediate expenses and reserve capital expenditures forward-looking 10 years or more. Recommended for purchases where first cost and long-term ownership, maintenance and operations are a concern.
Sometimes paired with an Environmental Property Transaction Screen or Phase I Environmental Site Assessment (ESA).

Our Environmental Site Assessment (ESA) is the most utilized Environmental Inspection Report. This is the typical level of report preferred by lenders to demonstrate adequate due diligence and is also called a Limited Phase I Environmental Transaction Screening ASTM standard E1528.
This assessment explores the past use of the property and the surrounding properties to identify any potential onsite or adjacent environmental problems or future liabilities.
These reports normally require a significant monetary investment and take a number of weeks to complete so they should be done as soon as it has been determined you will be moving forward with your due diligence.
COMMERCIAL BUILDING INSPECTION
Our Commercial Building Inspection Services include standard physical conditions and deficiency corrections reports.
This inspection is directed towards identifying short term costs associated with land locked or single unit within larger multi-unit construction. Tenant or owner sales and lease transactions where the building(s) condition is the priority more than the overall property.

This inspection is sometimes paired with an Environmental Property Transaction Screen or Phase I Environmental Site Assessment (ESA).

COMMERCIAL ENVIRONMENTAL TRANSACTION REPORT

The inspection is sometimes paired with an Environmental Property Transaction Screen or Phase I Environmental Site Assessment (ESA).
Our Limited Commercial Property Inspection Survey and Due Diligence focuses on potential environmental concerns such as abandoned fuel tanks, petroleum leaks, and chemical storage currently or previously on the subject or adjacent properties.
Performed to ASTM Standard E1528. Specific research and inspection to determine whether potential or probable issues may exist and whether referral to an environmental assessment and testing company would be advised.

ACCESSIBILITY COMPLIANCE SURVEY & REPORT
Our Commercial Property Accessibility Survey includes measurements of heights, grades, dimensions, and required actuation forces of installed site and facility components. A comparison of results to the current ADA or other accessibility standards or requirements is included. This inspection requires specialized tools and apparatus for measurements.
